The problem

Three different numbers for the same flat

Ask three sources what your flat is worth and you will get three different answers. The online calculator gives you an average by district and floor area, the neighbour remembers what they sold for two years ago, and an agent who wants the instruction quotes a number slightly higher than everyone else's.

The trouble is that most of those estimates are built on asking prices. An asking price is what the seller would like, not a fact about the market. In Vilnius the gap between the initial asking price and the price actually transacted averages 4–7 per cent, and more in some segments.

A wrongly valued property costs you in both directions. Priced too high means months sitting on the market and an eventual sale below what was achievable at the outset. Priced too low means a quick sale and a quiet loss of several thousand euros that you never see.

The solution

How we work

A valuation consultation begins with a visit. Photographs do not show you which way the windows face, the state of the stairwell, how noisy it is in the evening, or that the attic above you is unconverted. While we are there we also gather the documentary side: cadastral data, year of construction, renovation history, energy rating.

Next we work from comparable evidence. We select sales that actually completed in the same district or an equivalent one, adjust them for differences in floor area, floor level, condition and finish, and arrive at a price range. With it comes the competitive picture: how many similar properties are on the market now and how long they have been there.

You get the result in writing: a price range, the assumptions behind it, the comparable properties and our recommendations. If you are planning to sell, we set out which preparatory work would genuinely add value and what it would cost. This is not a formal valuation, but it is the truth about the market, and you can make a decision on it.

    We collect the essentials: address, floor area, number of rooms, which floor, year built, condition, and the purpose — a sale, an inheritance, a division of assets or refinancing.

    On-site inspection

    We come to the property and assess its condition, layout, finish, which way the windows face, and the state of the stairwell and the building. The visit takes about an hour and is free.

    Data analysis

    We select comparable transactions that actually completed, adjust for the differences, and review the properties currently competing with yours and how long they have been on the market.

    Establishing the value range

    We give you a price range with three reference points: a quick-sale price, the likely market price, and the upper limit reachable with the right preparation and marketing.

    We meet or call to go through the conclusions: what adds value, what takes it away, what is worth doing before a sale, and what the realistic timescales are.

No. A formal valuation report is produced by a certified valuer and is what a bank, a court or the tax authority requires. Our consultation is an assessment of market value based on real transactions and our own practice — good enough to make a decision on, but carrying no official standing. Where one is needed we can recommend an independent valuer we work with.
