The problem

A decision you make once a decade

Property decisions are made rarely and cost a great deal. Someone who buys two flats in a lifetime cannot have the experience an agent accumulates in a year. So most decisions get made on the advice of friends, comments on forums, and a general feeling that "now is a good time" or "we should wait".

The second difficulty is the absence of anyone impartial. The developer's sales manager wants to sell their project. The bank's officer wants to write the loan. The agent who needs the instruction will tell you now is the time to sell. Finding someone who will say "in this situation you are better off doing nothing" is not easy.

Third, the situations are often anything but standard. An inherited house with several owners. A flat to be divided after a divorce. Land whose designated use does not match the plans for it. A let property you are thinking of selling. No listings portal has an answer to any of those.

The solution

How we work

A consultation is a service in its own right, tied to no agency agreement. You bring the question; we bring the market data and the experience. If the conclusion is that the best move is to do nothing for another year, that is exactly what we will say, even though it means there is no deal in it for us.

Before we meet we ask for a short account of the situation and whatever documents you have, so the conversation can be specific rather than general. During the consultation we go through the data, cost out the options and set them side by side: what happens if you sell now, what happens in a year, what happens if you let it.

After the conversation we send a short written summary with the main conclusions and the next steps. You can show it to family, a business partner or the bank — very often that is the missing piece that stops a decision hanging in the air.
