More than agents

White Vision Group is a property team that treats a transaction as an advisory project rather than a listing. Before we propose a price, we look at sales that actually completed. Before we take on a property, we satisfy ourselves that we can do better than the owner would alone.

We work in Vilnius, Kaunas, Klaipėda and Palanga. We keep the team deliberately small — each agent handles a limited number of properties at a time, so your property is looked after by a particular person rather than a department. We currently have 2 active properties 1 mieste.

How we work

Five commitments we keep to, even when they cost us a transaction.
  1. Figures first, opinions after

    Everything we propose rests on sales that actually completed, not on asking prices or instinct. If we cannot support a figure with data, we do not give it — even when a prettier number would help win the instruction.

  2. One agent, a limited number of properties

    We do not grow the portfolio beyond what we can actually service. An agent carries only as many properties as they can give real attention to: they run the viewings themselves, negotiate themselves, and answer for the result themselves.

  3. The client sees exactly what we see

    Every week we report: how many views, enquiries, viewings and offers. No vague talk of "there's interest" — just the figures we then use to make the next decision together.

  4. Discretion is part of the service, not an extra

    Selling a property is often bound up with personal circumstances. We publish nothing the client has not asked us to publish, and some property we sell with no listing at all — only to a selected circle of buyers.

  5. Sometimes the best advice is “don’t do it”

    If we can see that a sale is better postponed, that the renovation will not pay for itself, or that an investment proposal does not survive the arithmetic, we say so. A lost transaction is cheaper than lost trust.

Data instead of guesswork

Every price, deadline and recommendation rests on real market data. We always show the client not just the conclusion but what it is built from.

Transparency from the first conversation

The commission, the scope of the service and the timescale are settled before anything is signed. No conditions hidden in small print, and no extra charges on the day.

Discretion and privacy

A client's circumstances, their reasons and the terms of the deal stay between us. Where it is called for, we work under confidentiality agreements and with no public listing at all.

Long-term relationships

We are not after a one-off transaction. More than half our clients come back or recommend us, and that is the measure we hold ourselves to.

Accountable for the result

We take on a property only when we believe we can do better than the owner would alone. When we cannot, we say so plainly.

Straight advice

We advise even when there is no transaction in it for us. A client is entitled to know when the best strategy is to wait, or to take a different route.

Market analysis

We review sales that actually completed in your district, the competing properties and how long they have been on the market. The result is a price range with reasoning behind it, not a number plucked from the air.

Preparing the property

We give you a specific list of preparation work, in priority order, with indicative costs. Usually these are small outlays that repay themselves several times over — clearing the space, the lighting, the small defects.

Professional marketing

A photo shoot, a floor plan, a video tour and copy that answers a buyer's questions. The listing goes live across every channel at once, supported by precisely targeted paid advertising.

Screening buyers

Before a viewing we confirm what the buyer needs and what they can finance. Only people the property genuinely suits are brought to see it — your time is not spent on the merely curious.

Negotiation

We negotiate, not you. We compare every offer not only on price but on how it is being paid for, the timescale and the risk, and we give you a recommendation with the reasoning.

Coordinating the paperwork

Register Centre extracts, discharging the mortgage, the energy performance certificate, a spouse's consent, certificates of arrears — we gather all of it in advance, not in the notary's waiting room.

Completing the transaction

We agree the notary date, the payment arrangements and the handover. We are there on the day, and afterwards we draw up the handover record with the meter readings and a list of the keys.
