    We propose an asking price based on what similar properties actually sold for, not what they were advertised at. The difference between those two figures often runs to tens of thousands of euros.

    We give you a specific list of work, in priority order, with costs. We do not propose a full renovation — we propose what lifts buyer interest within a fortnight.

    You are not the one haggling over your own home with a stranger. We collect every offer, compare them, and put them to you with a recommendation.

How the process works

From the first call to the notary usually takes between six weeks and three months. At every stage you know what is happening and why.

    Enquiry and first visit

    You leave the address and your contact details. We are in touch within one working day and come to see the property within a few days. The visit takes about an hour and is free.

  2. 02

    Valuation and pricing strategy

    We go through the register records, sales of similar property over the last twelve months, and the competing listings. We give you a price range and explain what happens at either end of it.

  3. 03

    Preparing the property and the material

    We tidy the space, advise on lighting and small defects, then photograph it with professional equipment. Where it is worth doing, we film a video tour and draw up a plan with measurements.

  4. 04

    Marketing and viewings

    We publish the listing on the portals, on our own site and on social media — and before any of that, we offer it to our own buyer list. We arrange and conduct the viewings ourselves, and gather feedback after each one.

  5. 05

    Negotiation, contract and notary

    We collect the offers, check each buyer's financing, negotiate the preliminary contract and see you through to the notary. Afterwards we help transfer the utilities and hand the property over with a formal record.

Valuation

What is your property worth?

Asking prices show what owners hope for. Sale prices show what buyers actually paid. In Vilnius the gap between the two is often five to twelve per cent — and it is that gap which decides whether a property sells in a month or hangs about for six.

In a valuation consultation we review completed sales on your street and in your district, and assess the property's condition, floor, layout, energy rating and the time of year. The result is not a single number but a range, with an explanation of what each end of it would mean.

  • An asking price set too high

    The first two weeks bring the most views. Lose them and the property sits on the market for a long time, and eventually sells for less than the right price would have fetched at the outset.

  • Poor photographs

    The decision to open a listing is made in two seconds. Dark phone photographs with clutter in the background cost you real buyers, not just views.

  • Paperwork not in order

    An unauthorised alteration, out-of-date register records or an unresolved inheritance stop the transaction at exactly the moment the buyer is ready to sign.

  • Negotiating on emotion

    To the owner it is home; to the buyer it is a purchase. With an agent running the negotiation, the conversation stays about numbers rather than about somebody disliking your kitchen.
