A search that ends with the right property

Searching alone usually goes like this: a hundred listings, twenty viewings, and a decision made out of exhaustion. We do it the other way round — first we agree the criteria, and only then do we look at property.

  • We act for you, not for the seller

    An agent's interest is normally in selling one particular property. Ours is that you buy the right one at the right price — which is why we sometimes advise against buying at all.

  • We see what the portals do not carry

    Some of the best property is sold without a listing — the owners do not want a stream of viewings. We reach it through our own network and other agencies' books.

  • We check the property before we negotiate

    Register records, alterations, easements, debts owed by the owners' association, building work planned nearby. Bad news should arrive before the deposit, not after it.

How the process works

A search takes six weeks to three months on average. There are far fewer viewings in that time than searching alone would involve — because we only go when the property already matches the profile.

    The conversation and the criteria

    We establish what the property is for: to live in, to let, or to hold. We go through budget, financing, timescale, districts, and what is essential to you as against merely desirable.

    The search profile

    We draw up a written profile with weighted criteria and a realistic price range for the districts chosen. This is often where it emerges that the same money buys ten square metres more one district over.

  3. 03

    Shortlisting and viewings

    We go through the listings, our own database and other agencies' books, and we call owners directly. We send you only the properties that match the profile, with a note on why each one made the list. We attend the viewings with you.

  4. 04

    Due diligence and negotiation

    Before any offer we check the documents and establish what the property is really worth. We negotiate from data: what comparable properties sold for, the property's weaknesses, and how long it has been on the market.

  5. 05

    Contracts and handover

    We review the preliminary contract and negotiate the penalty and timing clauses. We see you through to the notary, attend the handover, and help transfer the utility contracts.

  • An investment property

    We work out the net yield with every cost in it — reserve contributions, insurance, void periods and tax.

  • Commercial premises

    Electrical capacity, water supply, ventilation, designated use and passing traffic — criteria a listing rarely mentions.

    The detailed plan, the cost of connecting utilities, soil surveys, and how long planning permission really takes.

Property with no listing

Some owners sell discreetly: no public listing, no photographs on the portals, no stream of viewings. We show that property only to buyers whose criteria and financing we already know.
