The problem
A search that takes a year
Most buyers start the search full of enthusiasm: a list of criteria, alerts on the listings portals, a few weekends spent driving to viewings. Two months later the enthusiasm is gone — half the properties look nothing like the photographs, the other half are already sold, and the best ones disappear within a day.
The portals do not show you the market; they show you what owners decided to advertise. A good deal of the best property in Vilnius never reaches a public listing, or reaches one only after the agents have offered it to their own buyers. Search the portals alone and you are systematically looking at the market's second tier.
The third problem is the criteria. Almost every buyer starts with a list the budget will not stretch to. By the time twenty viewings have made it clear that the choice is between district, floor area and new-build, the time is gone and prices have moved.

The solution
How we work
We begin with a two-hour conversation that turns your criteria into an order of priority: what is essential, what is desirable and what can go. Together we put together a realistic budget, including notary fees, likely renovation and furniture — often that step alone changes the direction of the search.
From there the search becomes our daily work. We go through the portals, our own CRM, other agencies' listings and closed offers that have not been advertised at all. Every property that might suit is checked before we put it in front of you: the paperwork, the neighbourhood, the state of the building, how noisy it actually is, and the price against what the district has been selling for.
You are left with only the viewings worth going to. With each property we include a short assessment — the merits, the risks and our view on the price — so you decide holding the same information the seller's agent holds.

The search process

Requirements conversation
We work out how you live and how you want to live: the commute, schools, being near parents, changes coming in the family. Then we put the criteria in priority order and agree a budget that is realistic.

Market review and calibration
Within a few days we give you a picture of the market: how many properties meet your criteria, at what prices, and against how much competition. Where needed we adjust the criteria until the search is realistic.

Active search
Every day we go through the portals, our own database, other agencies' listings and closed offers. We call owners directly — some properties surface before a listing ever appears.

Shortlisting and checks
We check every property before putting it forward: Registry data, the condition of the building, the state of the management company, construction planned nearby, and the price against real transactions.

Viewings with an assessment
We arrange viewings at a time that suits you and come with you. After each one we give you a written assessment: what is good, what the risks are, and whether the asking price stands up.
- 06
Negotiation and closing
Once the right property is found we negotiate the price and terms, coordinate the preliminary contract, the bank's valuation and the notary date, and attend the handover.

What you get
On average our clients view seven properties rather than a dozen or several dozen, and the search runs about two and a half months from the first conversation to a preliminary contract. Not because the market is any kinder, but because they only go to viewings where there is a real point in going.
Above all, you decide holding the same information the other side holds. You know what the property is genuinely worth, where its weak points are, and where the room to negotiate lies. That usually covers the cost of the service in the first conversation about price.

Frequently asked questions
The search covers watching the market, shortlisting properties and arranging viewings — the work up to the point where you find the right one. Buyer representation is the wider service, in which we also run the negotiation, check the documents and see you through to the notary. We suggest the combined option to most clients, because a search without the negotiation leaves the biggest gain on the table.
The fee for the search service depends on the type of property and the budget, and is usually 1–2 per cent of the purchase price or a fixed sum agreed beforehand. Where the property turns out to be one of our own instructions, no separate fee applies. We tell you the exact figure at the first conversation, before any work starts.
Yes, and it is one of the essential parts of the service. We work with everything on the market, whoever is selling it — our interest is your transaction, not the sale of one particular property. With other agencies we usually share the commission, so it costs you nothing extra.
About two and a half months on average, if the criteria are realistic and the financing is ready. In the standard segments — a two-room flat in Naujamiestis, say — it goes faster. Narrower briefs, such as a house on one particular street or a flat with the windows facing a specified way, naturally take longer, and we say so at the outset.
Before we put a property in front of you we check the Register Centre records, any encumbrances, the state of the owners' association and what is due to be built nearby. If we find something serious, we simply do not offer it. If it is fixable — an unauthorised partition wall, say — we tell you roughly what putting it right will cost, and we use that in the negotiation.
We do not arrange the loan itself, but we help you get ready for it: what documents the bank will ask for, what terms are current, and how the bank's own valuation may differ from the purchase price. We work with mortgage brokers who compare offers across several banks, and we can introduce you if you want.
