Most expensive property mistakes are made in the first week — the wrong price is set, an unread preliminary contract is signed, or a search begins with no clear criteria. The consultation exists so those mistakes do not happen.

How the process works

About a week passes between the enquiry and the written summary. At no stage do we ask you for a decision you are not yet in a position to make.

    You send an enquiry

    The form takes a minute. Your enquiry goes straight into our system and is assigned to an agent according to the type of property and the district.

  2. 02

    A short phone call

    We call within one working day and spend ten or fifteen minutes establishing the situation: what the property is, what the timescale is, what matters most to you. It is often clear by then whether you need a full consultation or the answer to a single question.

  3. 03

    We prepare for the meeting

    Beforehand we review the register records, sales of comparable property, the competing listings and how long they have been on the market. We arrive with a summary of your district, not an empty notebook.

  4. 04

    The consultation (about 60 minutes)

    We meet at the office, at the property, or by video call. We go through the value range, the preparation work, taxes, timescales and risks. Ask as many questions as you need to.

  5. 05

    You get a written summary

    Within two working days we send a summary: the price range with its reasoning, the sequence of steps and an outline timetable. You can take that document to another agency if you like — it is yours.
