How we work
An off-market sale rests on a network, not on a listing. White Vision Group keeps a continuously updated list of qualified buyers: what each is looking for, the budget, whether financing is already approved, how quickly they can decide. When a property comes up for discreet sale, we show it only to the people it genuinely suits.

A confidential conversation
We meet to understand the situation and how much discretion is needed: whether the property may be shown to selected buyers only, or also without disclosing the address. Where appropriate we sign a confidentiality agreement.

Valuation
We value the property against real comparable transactions. Off-market the price has to be especially accurate — there is no public market feedback here to correct it.

A closed presentation pack
We prepare a pack for selected buyers only: photographs, a floor plan, technical details and a summary of the documents. None of it goes to the portals or to social media.

Buyer screening
From our own database we select buyers the property genuinely suits and verify that they can finance it. We present it in person, one at a time, with no parallel viewings.
- 05
Private viewings
We arrange viewings at a time that suits the owner and attend them ourselves. After each one we collect feedback and discuss whether the presentation or the price needs adjusting.

Negotiation and closing
We negotiate directly with one specific buyer, without auction pressure. From there we coordinate the documents, the notary, the payment arrangements and the handover — just as discreetly.

In the higher price bracket a discreet sale often does better, because the property never loses its freshness and never sits on the market for months.

Yes, where the nature of the transaction calls for it. A confidentiality agreement is most often used for business premises, higher-value property and sensitive personal circumstances. It covers not just the address but the fact of the sale and its terms.
The number changes constantly, but on average it is a dozen or so properties — from flats in the Old Town to commercial premises and land. We do not publish the list, for the very reason that doing so would defeat the point of the service. Properties that match your criteria we present in person.
Yes, and it is often a useful strategy. For the first two to four weeks we show the property only to a closed circle of buyers. If no suitable offer comes in that time, we move to a public listing — and the property arrives on the market entirely fresh, with the material already prepared.
Selling without a listing usually means simply that nobody sees the property. Off-market means it is seen by a precisely chosen set of buyers with the means to proceed, drawn from an established database. The difference is the quality of the network — without one, discretion is just silence.
