The problem
Why a flat sits on the market for five months
Almost every failed sale starts the same way: the owner looks at what similar flats nearby are asking, adds a few thousand "for negotiation", takes photographs on a phone and puts up a listing. For the first two weeks the phone rings, after a month it stops, and two months later the price starts coming down in €3,000 steps.
The trouble is that the market does not look at a listing twice. The most active buyers — the ones searching every day with their money ready — see the property in the first ten to fourteen days. If the price, the photographs or the description do not convince them then, they move on and do not come back. A price cut later says nothing about the property and everything about the seller's position.
The second common mistake is selling the flat exactly as it stands today. Paperwork that was never put in order, a mortgage still registered against the title, residents never deregistered, a cadastral area that does not match — all of it surfaces at the worst possible moment, once the buyer has signed the preliminary contract and is waiting on the bank.

The solution
How we work
We start a sale with the numbers. We go through completed sales in your district, compare the competing properties, assess the condition of the building, the floor, the aspect and the finish, and give you a price range with an explanation of what produces it. Then we decide together whether we are going for speed or for the highest price — because those are two different strategies.
Then we prepare the property. That does not mean expensive work: usually it is enough to clear the personal clutter, put right small defects, change the lighting and move the furniture so the photographs show the space. Only then does the photographer come, and where the property merits it, a videographer and a 3D plan as well.
The listing goes live across every channel at once, supported by paid advertising aimed at a specific audience. Every enquiry lands in the CRM, where we can see where each buyer came from, how many viewings there have been and what was offered — which is why our weekly update gives you numbers rather than "there's interest".

The sales process

A meeting at the property and a value analysis
We view the property, discuss your timescale and expectations, and gather the documents. Within two working days you get a price range with the reasoning, and two strategies — one for speed, one for the highest price.

Contract and document checks
We sign an agency agreement that sets out exactly which services it covers. At the same time we check the Registry extract, any mortgage entries, the cadastral measurements and the energy performance certificate.

Preparing the property and the photo shoot
We give you a specific preparation list, in priority order and with indicative costs. Once the property is ready, a professional photographer works on it, a floor plan is drawn, and a video tour is filmed where it helps.

Marketing launch
The listing goes live on the portals, our own site and social media at the same time. First, though, we offer the property to our own buyer list — some sales happen before it is ever advertised.

Viewings and buyer screening
We run the viewings ourselves, having first confirmed that the buyer can finance the purchase. After each one we collect feedback, and every week you get a report with what we suggest next.

Negotiation and managing offers
We collect every offer and compare them on more than price: how payment would be made, the timescales, and the risk. We run the negotiation — you make the decision with the full picture in front of you.

Completion and handover
We coordinate the preliminary contract, the bank's valuation, the notary date and the payment arrangements. We attend on the day, and afterwards record the handover along with the meter readings.

Just as importantly, the process stays under control. You know what is happening each week, you are not managing a viewings diary, you are not negotiating face to face with a buyer, and you are not gathering documents at the last minute. Frequently asked questions
The commission depends on the value and type of the property and on the form of the agreement, and usually falls between 2 and 4 per cent of the sale price. You pay only on completion — photography, marketing and advertising are included in our fee, and there is nothing to pay up front. We give you the exact figure at the first meeting, along with the price analysis.
We work from sales that actually completed in your district, not from asking prices — the difference between the two is often 5–10 per cent. On top of that we weigh the condition of the building, the floor, the finish, the aspect, how many competing properties there are and how long they take to sell. The result is a price range, with an explanation of what selling at the bottom of it and at the top of it would each mean.
Almost never. A major renovation before a sale rarely pays for itself, because the buyer will want to do it their own way regardless. Small outlays return far more: clearing the personal clutter, freshening the walls, changing the lighting and putting right the small defects. We give you a specific list with approximate costs after the visit.
A well-prepared, correctly priced flat in a good district usually sells within four to eight weeks of going on the market. Add three to six weeks to complete if the buyer is using a mortgage. More expensive or unusual properties naturally take longer, because their circle of buyers is narrower.
Not obligatory, but we recommend it. When a property is entrusted to one agent, it goes out at one price, with one story and one standard of presentation — and the market sees a professionally prepared offer rather than five different listings with five different sets of photographs. It is sole agency that gets the full marketing budget and the paid advertising.
It depends on the circumstances. Usually no tax is due if you have owned the property for more than ten years, or if it has been your declared place of residence for the last two. There are other exemptions — for instance where the proceeds are put into another home within a year. We always recommend confirming your own situation with a tax adviser, and we help gather the information they will need.
We look at the data: how many views, how many enquiries, how many viewings. Few views means the problem is the listing or the ad targeting. Plenty of views but few viewings means the problem is the price or the photographs. Plenty of viewings and no offers means the problem is the property itself or the way it is being presented. In each case we propose a specific action rather than an automatic price cut.
